This is the second time I’ve used Paul’s services, and just like the first time, it was a pleasure to work with him. He was very knowledgeable and patient. I can be a bit complicated sometimes, but Paul was always patient and very informative. I strongly recommend him! Thanks Paul!

Paul is the most thorough, effective, and caring lender I have ever had the pleasure to work with. Because of Paul's hard work, my family was able to own the first home in decades. We are so grateful to him and would recommend him to anyone who is looking for a great lender.

FAQ

Frequently Asked Questions

Are Pre-Qualification and Pre-Approval the same thing?

No. Pre-qualification and pre-approval are two different things. Pre-qualification means that a mortgage lender has reviewed your financial records and believes you will qualify for a loan. A pre-approval is a conditional commitment from a lender that they will lend you the money for a mortgage.

Will getting quoted hurt my credit score?

A single mortgage inquiry has a minor, temporary effect, and credit bureaus count multiple mortgage inquiries within a 45-day window as one shopping event. We only pull credit when you're ready — never for an initial conversation.

How long does closing take?

A typical purchase closes in 21–30 days from accepted offer; refinances usually run 2–3 weeks. Clean files with responsive borrowers can move faster — our underwrite target is 48 hours.

Why use a broker instead of my bank?

A bank can offer you its shelf. As a brokerage, we shop hundreds of wholesale lenders and price your exact scenario across them — which is how tricky files get approved and easy files get cheaper.

When should I lock my rate?

When the payment works for your budget, not when the news feels calm. We watch the market daily, tell you when your target is available, and many of our programs include a float-down if rates improve before closing.
